    What are we paying for? I have not seen a new tree in years! Code is not enforced at all. C'mon Ralph do your job. Get rid of the cedar shake roof. There is better out there and it last longer. Enforce commercial vehicle policy. Keep rentals to a min.

    Folks who are still upset about Banyan being replaced please let it go. They are gone. Be positive, lets work with the new management company.
    For those that are making attacks on the present board, please include your name, don't be a whimp.
    Yes, we need a board that will give positive directions to our new management company and make sure they are following our directions.
    The first board under Mike Smith, second and third board under Scott Huggins, fourth board under Steve Morrow all did some good but failed to enforce our rules and regulations as they should have been. Now we have the new board with a new management company, let's see what they can do.

    Ah hah! I was looking to buy in Victoria Woods because these are some nice looking 2-story homes. But a lot of them are for sale and there are a lot of short sales and foreclosures, so I was very curious about the community. Therefore, when a realtor took me in I stopped and asked a security guard about what is was like to live there. He said that everyone hates the HOA and management. I went to look at a property and the neighbor also said she hated the place because of the young "druggies" that break in your home. I drove through the wood-framed homes area and then the CBS area, and here is my conclusion.

    Victoria Woods doesn't need an HOA nor a security guard, because this is the ghetto! Someone needs to come in a straighten out some of the areas and streets, because it is ridiculous! The homes are lovely, but these are 2-story homes are going for under 100k in some cases. They let people in who really can't afford these places, which created the short-sales and foreclosures, and they are letting the community go to the dogs. It's not libel if it's true and widely known and accepted as truth.

    I really like these homes, but I think I will have to pass if everyone has problems to the point that it's posted on the internet!

    Wow, you are the "best" YOU get it and made a very smart choice. There are several of these associations that Banyan owns that look like this. OWNS IS USED INTENTIONALY THE ARE LIKE A MINING COMPANY WITH A COMPANY TOWN, EXCEPT THEY TOOK OVER ASSOCIATIONS AND RUN THEM INTO THE GROUND...

    I live in Victoria woods and there are probelms but there are people who work hard to make this a nice community. if you like it, perhaps Olympia is more to your liking !!!!

    I cannot believe the garbage people write. Hello, McFly....Victoria Woods had a negative reputation 25 years ago. Just exactly how is that Banyan's or former any of the former board's problem? If you were stupid enough not to do your due diligence BEFORE you bought there is no one to blame but your stupid self! Guess what...no matter how many boards, management companies or other vendors you all use the community will only get worse. You all cannot escape the past in real estate. Once a garbage dump, always a garbage dump. Dress it up put a little perfume on it....still a garbage dump in the end. Banyan you will be better off without these nuts!

    Word has it the new board President is not on the deed to the property with the appraiser's office. Also heard she is running a business out of her home under the name of A Allstar Entertainment. Just go under the Yahoo pages above and you will see their ad pop up! I guess being president allows special favors? Wont be surprised if things around her house get taken care of first....

    It's unfortunate that people come to our community looking to buy a home and leave disgusted. It does not have to be that way regardless of the economy. Yes there are foreclosed homes and yes there are short sales. People bought homes a few years ago in here for outrageous amounts of money including a board member. Mark Lawerence I believe. Was he stupid?? No he was caught up in the whole media frenzy of investing and home values going up. Because there has been no real ownership of who actually reinforces bylaws home values have gone down even more in here. There are quite a few homes that are occupied that look like trailer trash. Because of this people have resorted to renting and then it gets worse. Also the homes that are vacant have not been cared for. I would think as a responsibility of either the management company or the HOA there would have been some sort of arrangements made to keep the grass cut on these properties and debris removed. Because of the foreclosures coupled with neglect it equals a big mess. Instead of taking ownership it is blamed on the economy completely. But the true fact is until occupied homes are forced to abide by the bylaws and vacant homes are cared for it is not the economy's fault. 25 years ago there was adifferent management company. What 5-6 ago we finally got a board. Somewhere in the midst of all that when I arrived I believe things were being reinforced to some degree. I am excited that we have a fresh company coming in to give our community the care and concern that it deserves. We also have a fresh new HOA too.

If this place does not change within 4-6 months not only esthetically but values goes up some then you can say we are hopeless. I seriously doubt it. As far as the new HOA president? Well I did look up our covenants and their business. We are aloud to have our business address listed as our home and our home number attached to it. We are not aloud to run our business from our home. I looked A AllStar Entertainment and it is actually a childrens entertainment service. Unless these families want to bring the party to their home I don't believe we will be having any circus acts going on in their front lawn. McFly!! Also if you actually attended a board meeting then you would know the HOA president did get her information changed and even offered proof. I can't imagine with all that has happend in the last few months in regards to how tightly the previous board clinged to Banyan that she would have been allowed to be on the board. McFly!     "Bewildered",- if you look on the Clerk and Comptroller" for Palm Beach County, as of 5/12/09 it shows that a "quit claim deed" was indeed filed to add the HOA Pres. name in 2007. However, there were no witnesses on the quit claim deed and thus was not honored by the property appraiser. Maybe that is why.... Could that get fixed so we have a "legitimate" HOA President ? Now, why aren't Occupied homes forced to abide by the bylaws now? There are no violations, no tows. I see people, even as of this weekend, parked on grass. I found tiremarks in my yard Monday morning. I understand Banyan is being replaced and that is what the board ran on. But my question is, Banyan had already been notified by last months Board Meeting... Thats was the new boards first meeting... SOOOO when did they vote on it ??? They had not had a board meeting, that was announced to the public thus it was not a legitimate Board meeting. Anyone care to tell me what I missed???

    I appreciate that a new board is attempting to get into "the flow of things" and they seem to be trying to rectify some issues - like cost savings. However, those issues are not the issues that are facing home owners. There are properties that, as the days go by, get worse and worse looking - and these are properties that are being lived in! There are vehicles parked wherever people like - commercial vehicles as well - and the rules in the documents are very strict about that. Violations have not been enforced. Other board members are also in violation of the rules - they should check the rules on the position of satellite dishes not being visible from the road. Board members should be held at the highest visibility of violations first - the community looks to them to enforce the rules and they should abide by them to the letter first. I won't add more about the current President - it's been documented already - anyone can go to the Clerk and Comptroller web site to see that for themselves. I only hope that the transition from Banyan Property Management to to the new management company goes smoothly - otherwise - there is going to be a HUGE mess. And - as commented already - when was the board meeting that agreed on the new management company held? The last board meeting only stated that there will be a new management company - so I'm guessing the board voted in private to terminate Banyans contract - isn't that an illegal vote because it wasn't at a properly sanctioned board meeting.

    I was alerted that someone had used my name on here and in reading the post - I can only assume that it's the husband of the HOA chairman making that point. From what I read, I see no reason why my name was brought into it. But, seeing as it has been, I will comment on some of the issues here. 1. Regarding the status of the HOA president. On the Palm Beach County Property Assessors web site, her name is not on the deed. A search of the Clerk and Comptroller web site, as indicated above, shows an incomplete Quit Claim deed form and that is most likely why her name is not on the deed of the house. As for the outgoing board not bringing this up, it would only have been seen as a "sore loser" ploy when nastiness like that was not needed. Since then however, there have been several mentions to people about this situation but nothing has been done. I think it should however now be taken care of in short order, or the HOA President should resign as she does not meet the qualifications of serving on the board. 2. It seems as though everything here is being blamed on Banyan. A great deal of what has been posted above here is unfairly blamed on Banyan and I think people should admit that. A point was made above that things have been bad since the property was originally built. There were a lot of issues that were passed on by the developer that have subsequently been palmed off on Banyan and when they can't do everything as quickly as people want it to be done - there goes the blame thing. 3. I was at the first official board meeting that was held by the new board. At that meeting, the residents were informed that a new management company had been selected and that Banyan had been terminated. From my knowledge of the workings of the HOA board, those sort of votes should be taken at official board meetings. Those meetings have to be posted at the entrance. I have not seen a posting of another board meeting and so I question when the board voted on these resolutions - if it was outside an official board meeting, then I challenge those resolutions as official. I have posted these comments openly and used my own identity. If people want to make comments about my post - I challenge them to use the same openess that I have done.

    It is good to see that Banyan is being dumped at Victoria Woods. I sincerely hope that the new firm is focused on helping the residents reclaim their community. Property Management firms often are caught up in what the board wnats and not serving the residents needs. Good Luck to all Victoria Woods residents! And good ridence Banyan Property! Maybe the Quadrille Townhomes community will be next! I hope so!

    Kind of nice that our President Gennene the clown and her lunatic husband the magician can run a business out of their house, hire a management company with 5 properties where the owner is so professional she has a tatoo up her leg and is very "close" to the maintenance man/property manager. All of the maintenance duties now fall on the one man while our new maintenance man/property manager covorts with the owner of the management company. Great move Gennene! I guess now that her husband is in charge of security he will hire ninja's to protect us. I hope folks that care get organized and send Gennene to her other house in Port St. Lucie!

    After a quick check of PAPA, (Property Tax) our VW president is now on the title. Thank you for taking care of this so we can move on to more important matters such as the State of the community, the parking and all of those things we have been asking all the previous boards to listen about.

    This will be my last time visiting this site. As if no one has noticed it is to rate Banyan. Banyan no longer manages Victoria Woods. With that being said, why would anyone who can look around this development and assess when a manager is here working their ass off care if they have a tattoo? Friends with whoever? Who cares? I have seen both managers make direct contact with homeowners, actively work on violations, trim tree's, board up homes that have sat that way for MONTHS, and many other endless things that have come up. My personal schedule allows me to be in the neighborhood and see that things are actively getting done. Because so many things have been neglected it is taking quite some time to get an abvious noticeable difference.Remember they started on May 20th one month ago. They sent out letters to all homeowners to assess who lives where. I have heard they are trying to get a grip on rentals that have been illegally rented. people have ignored that rule and unless you REALLY get involved no company would know if a home is rented or not. What a great thing to have a company doing this to bring money back into our pockets. Thay actually wanna help us make money not take it from us and call it a day. But you can be sure of one thing; many residents have commented and their feelings that this time they feel their voice will be heard. My voice was not heard until now. I have documented proof going back 5 years ago. I asked many things of the management company. Never were they done. I spoke to several board members. No action was done. Now the company is new and the board is new and we need to give them a real chance. Banyan was given ten years to help our community come close be depleted of it's funds. We were even told by the previous board in a news letter our attorney fee's were paid up. Then at the last HOA meeting we found out it was not true? Over 70,000 still owed. When the new HOA screws up this royally and the management company gets nasty with me then we can plan our attack. Until then who cares about tatto's, whose friends with who and what properties are owned or not owned? Again are you really serious?? As far as I know they have about 6-7 properties and have been in business for about 15 years. I would rather have a manager that can focus on our community that is in fact in dire need of attention than them running around like crazy and treating us like a number. Do you want that? If aboard member has support from their spouse that is a good thing. I do not think any "duties" have been improperly passed off to a "non" board member. We can all agree we have given our ratings and then some here but seriously as much as I am not fond of Banyan is it right to keep talking about things that at this point no longer pertain to this site?
