Almost any other place is Oxford is a better value. CMC bought the property in 2008 and since then rent has gone up 19% while service has plummeted. They told me for over a year they were making improvments and that was why rent was going up. In that 1 year+ the only improvements made were to their offices and the landscape to simply cover up the real issues. $400 wasn't bad for location but $475+ is not ok for windows that don't open and close, awful carpets, very slow maintenance with very poor skills, and staff that acts like you are below them. $475 can get you a place twice as big and much higher quality.
And be careful walking the grounds. There are pet droppings everywhere and management will tell you they are working on it. By working on it they mean putting up special bins for people to place the stuff in. But nothing is ever done to ensure peolpe actually pick the stuff up first. Any given day, you can find 2-3 people just letting their pets do their business anywhere they please and walk away...even by the offices. Great effort ladies.
There are only two things I like about living here and its the proximity to the bus stop and campus as well as the prices. Everything else is just ok and the service can be quite awful. Personally when I got into the apartment I didnt care how bad it would be because I was only paying $1250 a semester but when the shower head sprouted water onto the ceiling thus causing the sheet rock to bend and become out of place, theres was a problem. I along with my roommate have gone frequently to the manager's to get work done and nothing has happened. Its been a month and counting...Now that they are jacking up the prices, its not worth it. I would advise you to find better accommodations.
So I have lived here for a year now and let me say it is by far one of the worst places to live. The maitenance is horrible. If you have a complaint or something wrong it will literally take about a month for the problem to get fixed. I think the worst thing that happened for me is flooding. I live on the bottom floor. The guy on the third floor had a toilet leak (which he told maitenance but the problem never got fixed) and at about two o'clock in the morning one night the leak turned into a flood. Gallons of water soaked through the second floor and into my apartment. When I woke up my hole living room, bathroom, and bedroom were completely flooded with about an inch of water. It was like a swimming pool. This also happened again about a month later. Many of my things were ruined, including my couch, lamp, TV, bed, clothes, and many other little things. I had to throw them all away because it was sewage water. One of the worst things is that it took them two months to replace the carpet. Literally two months!!!! I had to walk on cement floor with nails sticking out everywhere. When I asked to be compensated for the problem they told me it wasn't there problem and that is what renter's inssurance is for. Absolutely ridiculous!!! My neighbor had also had her apartment flooded and had many items such as her laptop, TV (big screen), and radio ruined. Of course they did nothing for her either. They were also very rude and unapologetic about everything.
Also, the people around here are very noise and loud. I don't know how many times I've walked out and there is vomit right outside my door. Freaking gross!!!! I never have a parking space and I'm constantly woken up by loud music or yelling during the night.
Lastly, what you pay in rent a month, you'll probably be paying the same amount on your electric bill. The windows suck. They don't even lock. Instead they have a wooden bar that is jammed in it so it won't open. Very tacky. My thermostat will be set on 80 but it feels like 50 just because of the draft.
So if you're thinking about living here...don't. You'll thank yourself later.
