Awful service. They manage an unit for our landlord. Rarely ever returns any phone messages. Made us chase after the party responsible for a ceiling leak in our unit for an entire month.
Our condo community switched to Pioneer about a year and a half ago. The vast majority of owners have said they are more than pleased with Pioneer Management. The folks at Pioneer have years of experience. It's important to understand the role a property management company plays and also the role of the HOA. I've dealt with most of the big property management companies over the years and I think Pioneer has been one of the best to work with.
A Happy Camper
Well, now it is time to hear from an owner of a condo in Concord Village. This company is the worst property management company I've ever had the dis-pleasure of having to work with! Association dues went from $120 to $220 in just over a year, and they still charge seperatly for everything.(resurfacing the black-top, new hardy siding, new meter & braker boxes, new patio fencing, and probably the rest of the fence they have been promising for almost three years now. They say that everyone votes on this, but they schedule the meetings at the last minute, and nobody can ever make it, and then they vote for you. Some democracy! They force Time Warner cable down your throat by making it part of the HOA dues, and pay for the pre-picked insurance policy for the exterior of the bldgs., and have a deductable of $10,000 so that you end up paying for your problem anyway unless it costs at least $10,000 and then you still pay the first $10,000. They collect $220 a month from most all of the 24 units to the tune of $5,280 a month, but still claim that they never have the money to do anything! Where DOES that money go? We personally pay the dues foolishly, but the way we can once every 6-9 months, so that by the end of the day, our late fees suppliment the dues reserves by a couple thousand every 6-9 months when we pay, and they STILL claim that they don't have the money to pay for or fix anything! They make it vary difficult to sell your property with their very strict policies in regards to selling a property, and by having outragous HOA dues. 9 out of 10 of the potential buyers we encounter scoff as soon as they hear what the HOA dues run. Quite frankly most people would rather have $20,000 more house instead. Thinking about renting the unit? Don't bother unless you want your tennant to be harrassed & fined to death! We personally had THREE different renters move out due to this sort of harrasment. The place is run like an old folks home, and you are not aloud to do anything unless they say it is ok first, which they never do! Do yourself a favor by staying as far away as possible from this property management company, and Concord Village as well(at least until they fire Pioneer Properties). The average property sits on the market in this complex for 6 months, and has an average of $15,000 worth of price reductions before they sell. One last thing. If you think you can fight them through the legal system, your only kidding yourself, because unfortunately the laws are all in they're favor. My final words in closing that come straight from several attorneys I have spoken with on this matter, is to stay far, far away from any and all property management companies, especially Pioneer Properties!
