Schmidt, Penny - Solid Rock Property Management

After reading theses reviews, I was a little concerned about how renting a property from this company would be. We found a house that we loved and went for it. Penny was so nice that she held the property for us for 2 weeks. When we went to go move in, we noticed some mouse droppings in the house and set some traps. We caught 2 mice and then called Penny, with in 5 minutes of talking to her, I got a call from her pest control company. Talk about caring and being concerned for your renters. The guy was out the next day to help us get rid of how ever many more there might have been, also there were 2 holes where a mouse had chomped his way through to get into and out of the house, she had her maintanence company out within a couple of days to patch the holes. So far we are very pleased with this rental company, Penny alone, has really impressed us with how concerned she was with a problem like this. She stands on good terms with us. And as far as not being able to be reached. People can't sit by a phone all day long. Leave a message and she'll call you back. I have never not gotten a response from her.

After spending weeks looking for a decent rental we finally found two, one being from Solid Rock Property Management. We like this one better and Penny, the manager, said it was ours if we wanted it. So we passed on the other one and put our application in for the one through Solid Rock. 2 days later, the day we were hoping to move in, Penny told us that while our application was accepted, the owner had decided to raise the rent (by $150!) and asked if we were still interested. We cannot afford the new price, the other house we were looking at has been rented, and we have to start over. We are very disappointed and feel manipulated. I would not go with this company if I were you, and judging by the other reviews, we are not the only people who feel this way.

STAY AWAY FROM -VERY FAR AWAY: We rented from this company (whoever the owner is, the property manager Penny will not let you near him -we did find out it was a he- or tell you anything about the owner) for over a year while waiting to purchase a home in CDA. In that time they were slow to repair leaking pipes, fix decaying plaster, deal with rodents, seal cracks in the foundation and along basement windows, which led to standing water during spring thaw, and we ended up repairing railing that was unsafe and other lesser things (that part we expected). In the end, after working like crazy to clean, clean, clean, she still came up with some inventive ways to nickel and dime money from our deposit. DO NOT go with this company. By far the west experience ever; the property manager was rude and uncooperative (and frequently unreachable for more than a week)!
