   I have rented from Emerald property management for over a year and absolutley love it! They are very tenative to all of our maintaince needs and the office staff is alway nice when I call and come in! I woudld and have recommend them to my friends.

   Wish we had thought of looking at reviews in January. Signed a lease for 1743 Laramie for this school year in February. Students didn't read the lease closely and there are a few clauses in Emerald Property Management leases that are against the law. This company is very unprofessional, unorganized, rude, dishonest and they try and bully their way through transactions;they know they can intimidate most people and that is how they handle their business. Advice I can give is don't rent from them; but if you do make sure you read the lease thorougly & get a copy of it. They have a habit of not giving the tenants a copy of the lease at the time they sign the lease (even though the lease says the tenanct acknowledges receipt of a copy). Put everything in writing (keeping a copy for yourselg) & at the time of move in inspection take a camera & take pictures of everything including the smallest hole in window screens; if you don't at move out they will try to charge you for everything that was wrong (you are probably guaranteed not to get your deposit back anyway).
   
   EPM and owner of property at 1743 Laramie do not disclose problems that the house has before tenants sign the lease. They are just deliberately deceiving and dishonest. They didn't disclose the basement leaks in at least 4 areas (one of which is a bedroom) prior to the lease being signed. Acted as if it were no big deal but there is mold in several areas of the house including but not limited to behind the baseboards. On move in day the house was filthy and the outside of the house was overgrown and unkept. They expect tenants to keep the place up but they don't practice what they preach. City cited the owner with at least 17 things that were not up to code and stipulated that the house could not be leased, sold, etc until the requirements were met. However, as of today the house is advertised on website 1743 Laramie $1100.00 Close to campus. Move in Soon!. They continue on with their business as if they are above the law & others need to be aware. I would not rent from Emerald Prop Mgmt if they were the last company in town. They are nice to you until you sign the lease & then it is all downhill. There needs to be a group that advises students (& everyone that is not aware of the KS Landlord & Tenant Handbook on what their rights are. You can call Housing & Credit Counsel (800) 383-0217 & Manhattan city officials. If enough tenants complain maybe something can be done to stop EPM. I am going to try & upload pictures of the house as it was Aug. 2008. The pictures on their website now are probably old ones because the washer & dryer worked just fine & there is no way they would spend the money to buy new ones. So just another thing to prove my point - they are dishonest (fraudulant); they don't care about the tenants or your rights - they just want your signature on that lease because then you are stuck.

   Be very cautious if renting from Emerald Property Management. They have a very bad reputation from their tenant's. Make sure that you get a copy of all paper work, both damages to the house before moving in and after moving out, because they will try to over charge you and then threaten to take you to court to get their money. They do not respect their tenant's and will not fix problems with their houses. There are many other property management companies in Manhattan, KS that are better. So now you have been warned, trust me it is not worth it!
