Basements; Asset or Liability?
When is a basement an asset or a liability? Why do some people spend time together downstairs in the family room or home theater? Because when their home was constructed, the builder took special precautions to builds a dry, ventilated space with sufficient ceiling height to be useable. How do other contractors build a basement under an existing building? Everyone has seen home movers jack a house up on steel beams, and then a major excavation project starts to dig out and place a new concrete foundation. We employ this method from time to time when there is no other option. The problems with this approach are that the home owners must move out for a month or more, there is a great danger of minor cracks occurring in walls upstairs, if you are located in a historic district all of the granite foundation blocks need to be numbered and replaced, and the entire yard around the house has to be landscaped again. The costs of the work along with alternate housing and landscaping often exceed $125.00 per square foot of gained living space.
Our approach is to have the mind-set that we are installing a basement rather than starting a major construction project. We keep 90% of the work activities inside the basement while expecting the family to retain their normal lives upstairs. We do not remove the existing foundation wall, we install Helical Tie-Backs to stabilize and then construct the new concrete wall from the inside.
The final result is a large, dry, ventilated basement with high ceilings ready for your Architect and your dreams to become a reality. Costs for this work vary due to site-specific conditions and normally range from $70/sf to $100/sf of livable basement area. This is a comparable cost with building an addition or lifting the roof to add space. Several major advantages to building a âBasement Down-Underâ are: you eliminate the damp musty affect in your home, dust and mildew allergies are minimized and you stop drafty floors and frozen pipes in the winter, and there is no longer that dungeon part of your beautiful home.
